Harry Potter – New York

Wizarding World is Warner Bros.’ premier Harry Potter-themed retail destination in New York City. Opened in summer 2021, the expansive 20,000-square-foot store invites fans into the magical world of Harry Potter. Located in the historic Mortimer Building near the iconic Flatiron Building, it sits between Broadway and Fifth Avenue.

Studio Superette served as the architect of record and project manager for the space. Transforming three levels of an 1860s-era building—predating New York City’s zoning code—required meticulous coordination with a wide range of stakeholders. Working closely with Warner Bros., Studio Superette oversaw a team of set designers, artists, and fabricators to realize an immersive environment featuring retail areas, virtual reality attractions, and a Butterbeer bar complete with a street-facing service window on Broadway.

Since its debut, the Wizarding World store has become a major draw for Harry Potter fans in New York, welcoming thousands of visitors daily. Its distinctive façade, inspired by the series, has become a recognizable fixture on both Broadway and Fifth Avenue.

Nike House of Innovation 000 – New York

Studio Superette acted as both project manager and owner’s representative for this development, situated at the intersection of 52nd Street and Fifth Avenue. The base of the 36-story tower was entirely reimagined to accommodate seven levels of retail space. A newly designed façade was implemented to establish a distinct exterior identity, while an interior atrium—anchored by a dramatic staircase along Fifth Avenue—was introduced to visually and physically link the multiple retail floors.

Independence Place –  Westchester County, NY

Originally built around 1870, this historic home sits atop a hillside 25 miles north of Manhattan, offering sweeping views of the Hudson River. The wraparound porch and arched windows were restored and updated to better showcase the surrounding landscape. Above the porch, original clapboard siding was replaced with new siding, substrates, and weather barriers. The aging brick and stone foundation was meticulously repaired and re-pointed after years of deterioration. Interior improvements included comprehensive insulation upgrades to enhance energy efficiency. The first floor features the kitchen, living area, and social spaces, while the second floor contains private bedrooms, including the primary suite with an en-suite bath, shared bathroom, and laundry. The third floor houses a guest room and studio, where newly added skylights capture extended views along the river. Construction is currently in progress.
